Our company offers a full range of services – from pre-sale consulting to the subsequent maintenance of the already acquired real property.  
 

At the pre-sale stage:
 

• We consult the clients on any matter (real property, long-term residence, regions, etc.);
  
   
• We make a selection of properties according to the client’s individual requirements;
  
   
• We inform the clients of current promotions and discounts, and possible methods of payment;
  
   
• We help with the organisation of an introductory tour in Bulgaria (visas, tickets, and hotel accommodation).

 
 
When our clients arrive in Bulgaria for viewing and choice of a real property, we:
 

• Meet them at the airport, help them with the accommodation, consult them and draw up a schedule for conducting the viewings;  
   
• We conduct viewings of the properties and the regions in which they are interested;
   
• We conduct negotiations in connection with the conditions of the purchase – discounts, payment plans, method of payment;
   

• Together with our legal department, we conduct a second inspection of the “good standing” of the chosen property – lack of mortgages, encumbrances, etc. We open an account on behalf of the client with a Bulgarian bank;

• We prepare a preliminary contract for purchase and sale. We cooperate in the founding of a legal person for the purchase of a landed estate by a foreign national.

Later on, together with our clients, we trace the payments of the price of the real property and prepare the documents for notarial certification of the transaction and the transfer of the title over the property:
 

• We check whether a certificate of tax assessment is submitted for the property and prepare a draft of a title deed for the purposes of its subsequent signing, witnessed by a Notary Public;

• We book an appointment with a Notary Public and engage the services of an interpreter for the transaction;

• If necessary, we organise the notarial certification of the transaction with a power of attorney submitted by our clients;

• We register the transaction with the tax and cadastral authorities and the Bulstat register.

 After the completion of the transaction, we will offer you after-sales services:
 

• Repair, interior design and furnishing of flats and houses;
   
• Security services and maintenance of real properties;
   
• Assistance in renting out the acquired real property;
   
• Payment of annual taxes and bills for utility services;
   
• Airport transfers, rent-a-car, excursions, etc.;
   
• Keeping of accounts for legal persons and places of business of foreign companies.
